An independent check of your rental against the healthy homes standards, with a clear report that shows what complies and what still needs work.
What we assess
We check each of the five standards on site and record the evidence you need to show compliance.
- Heating: a fixed heater in the main living room that can reach 18°C, sized with the official heating calculation
- Insulation: ceiling and underfloor insulation, its type, thickness and condition
- Ventilation: opening windows in living areas and bedrooms, and extractor fans in the kitchen and bathrooms
- Moisture and drainage: gutters, downpipes and drainage, plus a ground moisture barrier under enclosed subfloors
- Draught stopping: gaps and holes in walls, ceilings, windows, floors and doors

Do all Auckland rentals have to meet the healthy homes standards?
Yes. Since 1 July 2025 every private rental in New Zealand must comply with the healthy homes standards for heating, insulation, ventilation, moisture and drainage, and draught stopping.
What do I get after the assessment?
A written report for each standard showing what passes and what needs work, with photos and the heating calculation for the main living room. You can use it to fill in the compliance statement in your tenancy agreement.
Can you do it at the same visit as an entry or exit inspection?
Yes. Booking both together saves a second visit and gives your new tenancy a complete condition and compliance record.
What if the property doesn't comply?
The report lists exactly what is needed, such as a larger heat pump, an extractor fan or a ground moisture barrier, so you can get quotes and fix it before the next tenancy starts.
