Routine inspection FAQs
How often should I do routine inspections?
Most insurers expect inspections every three to six months, and many policies require them for malicious damage cover. The law lets you inspect up to once every four weeks.
Does the tenant have to be home?
No. The tenant must be given at least 48 hours' notice, but they don't need to be present. Many prefer to be there, and we're happy either way.
What happens if you find a problem?
We flag it at the top of the report with photos. For tenant issues we can help you prepare a 14-day notice to remedy. For repairs, we can arrange a tradesperson to quote.
Will the report satisfy my insurer?
Our reports include dated photos, the condition of every room and any damage noted, which is what insurers ask for. Check your own policy wording for the required frequency.
