Entry and exit inspections for Auckland rentals

A detailed condition record at the start of a tenancy, and a matching check at the end, so bond claims are quick and fair.

Entry inspection: a baseline you can rely on

Done before the tenant moves in, using the same Clean, Undamaged and Working columns as the Tenancy Services property inspection report.

  • Every room, fixture and appliance rated and described
  • Timestamped photos of each wall, floor and surface
  • Meter readings, keys and remotes recorded
  • Chattels list to attach to the tenancy agreement
  • Copy for the tenant to sign and comment on

Exit inspection: a fair comparison at the end

We revisit the property after the tenant moves out and compare it line by line with the entry report.

  • Changes since entry highlighted with before and after photos
  • Fair wear and tear separated from damage
  • Cleaning, rubbish and garden condition noted
  • Missing keys and chattels listed
  • Evidence pack ready for a bond claim or Tribunal hearing

Entry and exit inspection FAQs

Why does an entry inspection matter for the bond?

At the end of a tenancy you can only claim for damage beyond fair wear and tear. The entry report, with photos, is the evidence of how the property started. Without it, Tenancy Tribunal claims often fail.

Should the tenant sign the entry report?

Yes. Tenancy Services recommends both landlord and tenant sign the property inspection report. We give the tenant a copy and record any comments they make.

When should the exit inspection happen?

As close to the end of the tenancy as possible, after the tenant has moved out and cleaned, and before the bond refund form is signed.

Can you help with a bond dispute?

We provide a side-by-side comparison of the entry and exit condition with photos, which you can use for a bond claim or a Tenancy Tribunal application.
