Casual letting or full property management?
Full management usually costs a percentage of every week's rent for as long as the tenancy runs. Casual letting is a one-off fee, which suits landlords who live nearby, have one or two properties, or simply prefer to deal with their tenant directly.
Add routine inspections and you keep an independent eye on the property without paying for full management.
- Rent appraisal and advice on presentation
- Listing and enquiries handled for you
- Viewings run by us
- Background checks on every shortlisted applicant
- Tenancy agreement with required statements
- Bond lodged with Tenancy Services within 23 working days
Casual letting FAQs
What does casual letting include?
A rent appraisal, listing on Trade Me Property and other sites, viewings, application processing, credit and reference checks, Tenancy Tribunal history search, the tenancy agreement, and bond lodgement with Tenancy Services. An entry inspection can be added from $149 + GST.
Who pays the letting fee?
The landlord. Letting fees can no longer be charged to tenants in New Zealand. Our fee is a one-off amount agreed before we start, with no ongoing commission.
What happens after the tenant moves in?
You manage the tenancy yourself: rent collection, maintenance and communication. If you like, we can keep doing routine inspections every three to six months.
How long does it take to find a tenant?
It depends on the property, price and time of year. We advise on the right rent so the property doesn't sit empty, and we keep you updated after every viewing.
Do you check that the property meets the healthy homes standards?
Yes. A healthy homes compliance statement must be included in every new tenancy agreement. If you need an assessment, we can book one for you.
